Challenge
In 2024, Carolina Exteriors was contacted by P & R Property Consultant Group, LLC on behalf of Oberlin Court Apartments, a luxury apartment community in NW Raleigh. This high-end community which features 370 apartment homes and 2 buildings, was starting to have problems with wood deterioration and water intrusion due to the elements and age of the property.
The apartments were built in 2005, with cement balconies, which began to deteriorate over time. Water was making its way into some of the apartments around the doors and ceilings from rotted framing, cracks in the cement decking and aging moisture barriers. The property owners reached out to P & R for a solution, who then contacted us to partner with them on some of the exterior renovations.
It was decided to remove the cement balconies and install metal awnings which divert water away from the building.
Repairing the extensive damage required experienced contractors and crews, and Carolina Exteriors was selected to complete the renovations on 14 stacks over a period of several months.
Our goal: repair and replace the damaged wood framing, flashing and moisture barriers with minimal disruption to the residents, thus maintaining the community aesthetic and desirability.
Solution
Carolina Exteriors worked closely with P & R to implement their plan to make the necessary repairs and improvements. We brought in a highly skilled crew and a seasoned project manager to oversee and complete the renovations. The problem balconies were removed, and new framing, flashing and moisture barriers were properly installed. Modern metal awnings were constructed to draw water away from the building, thus preserving the integrity of the building’s exterior walls. Once repairs were completed, we added a fresh coat of paint to restore the vibrance of this beautiful community.
